The Overlook at the Fairgrounds apartments is located in Center Township on the northeast side of Indianapolis, Indiana. The former Homer J Williamson Chocolate Factory will be converted into 56 units and a fourth floor of new construction will be added to enhance the quality of the building and adapt to the current architectural needs of the neighborhood. The development site will offer multiple one and two bedroom floor plans while exceeding the required minimum ADA units.

The development will provide the City of Indianapolis a much needed an integrated, permanent supportive housing product that is strategically located near the new mass transit purple line, Fall Creek Trailhead, Ivy Tech College, and adjacent to the job-producing, State Fairgrounds. BWI plans to transform an empty, former candy manufacturing facility into a beautiful, 56-unit apartment building leveraging sustainable design concepts and an array of amenities and services geared toward health & fitness, education, and job training for its residents. This integrated development is composed of two separate financial structures: “Condo Affordable” apartments (CAA) and “Condo Market” apartments (CMA). CAA consists of 43 units and CMA has 13 units.
