Gary Hobbs is a business-technology executive with extensive experience in manufacturing, real estate, and healthcare industries.  He started his career as an electrical design engineer and has successfully migrated through the corporate ranks of companies like AT&T, Eli Lilly, and Roche Diagnostics. As an engineer, project manager, business executive, developer, and entrepreneur he has led organizations up to four hundred people and budgets spanning $1M to $100M.

Ryan Mitchell, Vice President of Business Development

Ryan Mitchell, JD, started his career in finance in 2002, after obtaining his Series Six and Health and Life Insurance Producers Licenses.  After prodigious success with Western Southern Financial Group and State Farm Insurance, he decided to diversify his education and attend law school.   After completing his legal education, with specializations in Business Transactions and Real Estate, Ryan accepted a clerkship with the 7th Circuit Court in Genesee County, Michigan, serving under the Honorable Joseph J. Farah.

Ryan had no idea that working on commercial framing crews and residential remodeling in his late teens and early 20’s would help professionally, but as he transitioned into the development world his unique combination of construction, finance and the law allowed him to have significant impact on a diversity of projects from idea conception, through design and construction, into asset management.

Currently, Ryan serves as a Vice President for BWI. He oversees Legal Transactions, Business Development, and General Construction for BWI but his work product can be seen along all avenues of the BWI family of companies.  Ryan is an integral part of the continual growth and rapid evolution of BWI.

Ryan has a two Bachelor Degrees from Indiana University’s Kelley School of Business in Business Management and Marketing and a Juris Doctor from the Thomas M. Cooley Law School.  

George McMannis, Vice President of Compliance and Operations

With extensive experience in the affordable housing sector, McMannis brings a wealth of knowledge gleaned from his time with the Indiana State Housing Authority about federal housing mandates including but not limited to Low Income Housing Tax Credits (LIHTC), the Home Investment Partnership Program (HOME), Community Development Block Grants (CDBG), Section 1602 and Section 8. He currently oversees BWI federal compliance regulations and is responsible for budgetary oversight and compliance for all portfolio assets.

Kelli Werner, Vice President of Development

With 10 years of affordable housing experience, Kelli Werner has had a unique opportunity to learn both the public and private sectors in the Section 42 industry and brings an accredited knowledge to any development team.

Kelli handles all aspects project development from predevelopment (site control, organizing supporting documentation for funding all funding applications) through construction (construction draws) and stabilization (final funding applications, equity financing, transition from construction to management)  Along with coordinating neighborhood, government, public/private business meetings, she contributes knowledge of the LIHTC, HOME, CDBG, Section 1602, FHLBI-AHP, and other affordable housing funding sources, in addition to a full understanding of each state qualified allocation plans.  

Her affordable development experience began working for the Indiana Housing Community Development Authority (IHCDA) as the Multifamily Coordinator, where she was able to get a better understanding of the affordable housing industry and establish relationships with affordable housing developers. After a year in that position, Kelli was promoted to a Multifamily Analyst to assist in the overall planning, development, administration of the state’s qualified allocation plan, as well as, work with the now, Director of Real Estate, to identify underwriting, construction oversight, and asset management to ensure long-term feasibility of my assigned multifamily properties.

Josh Schutz, Director of Construction Services

Josh is an experienced in many facets of the construction industry and has done everything from estimating, to on-site management to project manager roles in many areas including retail buildings, multifamily and retirement communities, office buildings, and commercial construction projects in Indiana. Since starting his management career, he has methodically stepped to higher and higher levels of responsibility built on a foundation of training and experience.

Josh is a results oriented construction manager that has successfully completed multi-milliondollar projects, with high profile companies like Pedcor and Angie’s List.  He is also responsibility for coordinating trades, developing partnerships with architects, engineers, local building officials, vendors and clients while maintaining costs. Josh is well versed in contract negotiations, subcontractor buyouts, project estimating, document preparation, scheduling, and material purchasing.

Josh has his BS in Building and Construction Management from Purdue University in West Lafayette. He also holds a minor in Healthcare Specialty.

John L. Smith, Field Operations Manager

With more than twenty years of electrical experience in the industrial, commercial and residential sectors, Smith began his career with BWI as a project foreman and was quickly promoted to his current position as field operations manager.  In his current role Smith assists with all project estimating and management. His extensive work providing electrical project planning for multi-family, apartments, gas stations, automotive care centers, schools, and warehouses provides BWI with broad in-house experience to accommodate a wide range of projects thereby expanding the project portfolio.
